AI chat that hands off when leads get hot.
Anthropic Claude trained on your listings and communities. Answers buyer questions 24/7 in plain English. When intent crosses the threshold — they ask for a showing, ask about offer process, mention a timeline — the conversation pages you in real time and you take over mid-thread.
Form submissions are a graveyard. You're missing the hot leads.
A typical agent IDX site captures lead form submissions and dumps them into a CRM queue. You — or your team — work through that queue at some cadence, calling leads back hours or days after they showed interest. By then, half of them have already booked a showing with another agent or gone cold. You're paying for traffic and dropping conversions on the floor.
The other failure mode: chatbots that sound like chatbots. "Hi! I'm the SmithRealty assistant! How can I help?" Every real buyer instantly knows it's a bot, the conversation goes nowhere, the contact never gets captured. You spent money on the widget; you got nothing.
Anthropic Claude is good enough now that it talks like a person. Trained on your listings, your communities, your process — buyers ask questions, get useful answers, and stay engaged. When they get serious, you're paged in real-time and take over the chat with the buyer never knowing it switched.
Claude answers. You take over when it matters.
Step 1 — training: I feed Claude your active listings, your community pages (with their actual editorial copy), your service area, your process for buyers and sellers, and any FAQ docs you provide. Updates weekly or whenever you add new content.
Step 2 — intent scoring: every buyer message is scored 0–1 for transactional intent (showing requests, offer mentions, timeline pressure, financing questions). When the score crosses a threshold (default 0.85), the system pages you — SMS, email, or both, your choice.
Step 3 — takeover: you open the conversation on your phone or desktop, see the full transcript, and start typing. The buyer sees "Sharon Fronk has joined the chat" — Claude steps back, you take over from the next message. Buyer flow is uninterrupted. If you can't respond within X minutes (configurable), Claude resumes.
AI chat capabilities every Refine+ site gets.
- Trained on your content
- Active listings, community pages, FAQ docs, service area, your process. Updated weekly as listings change. Claude knows what's in inventory and how you describe it.
- Lead intent scoring
- 0–1 score per message. Configurable threshold (default 0.85). Pages you via SMS, email, or both when a buyer crosses it. Stops false positives that wake you up for tire-kickers.
- Seamless human takeover
- You open the chat from a notification, see full history, start typing. Buyer sees "Sharon has joined the chat" — Claude stands down. No re-introduction needed, no buyer confusion.
- Buyer-side memory
- Returning visitors are recognized via cookie + auth. Claude remembers prior conversations: "Last time we talked about the Hudson Ave listing — did you tour it?"
- Identity-bearing event security
- Anonymous chatters can't spoof contact info on lead events. CRM derives identity server-side from email/visitor/session. Client-supplied contactId is stripped at the proxy.
- Full conversation logs
- Every message stored in your Postgres. Searchable, exportable, useful for training pattern recognition over time. Compliant with your brokerage's record-keeping requirements.
Default on Refine and up. Add-on for Reach.
Refine, Expand, and Anchor include AI chat with human takeover at no extra cost — it's the headline feature of Refine. Reach can add it as a +$200/mo subscription if you want the chat layer without upgrading tiers.

AI chat real-estate questions.
Will buyers know it's an AI?
Claude doesn't pretend to be human, but it doesn't open with "I'm an AI assistant" either — it just answers questions usefully. Most buyers don't think to ask. If they ask directly ("are you a bot?"), it answers honestly: yes, but Sharon takes over when you have a serious question. That honesty actually builds trust — buyers prefer a smart bot that admits it to a dumb bot that pretends.
What if a buyer asks something Claude doesn't know?
Claude is trained to say "I'm not sure — let me get Sharon" rather than hallucinate. That triggers a takeover handoff regardless of the intent score, so you get a chance to step in even on a confused buyer.
What happens at 11pm when I'm sleeping?
Claude answers buyer questions 24/7. The intent-scoring threshold is configurable — you can set quiet hours where only scores >0.95 page you (a buyer literally saying "book me a showing tomorrow at 9am"), and lower-scored conversations get a "Sharon will follow up tomorrow morning" auto-response. The buyer still gets engagement; you get sleep.
How does this compare to chat tools like Drift or Intercom?
Drift and Intercom are CRM-bolted-on chat widgets that route to a sales rep queue. They're built for SaaS. Real estate is different: a buyer asking about a specific listing's HOA fee shouldn't have to wait 4 hours for an SDR. Claude answers it in 3 seconds with the real number, then pages you only when the conversation crosses transactional intent. Plus the model itself is dramatically better than the small models Drift / Intercom run.
Can it handle seller-side conversations too?
Yes. By default it's tuned for buyer-side (most chat traffic on agent sites is buyer-driven). Seller-side tuning is part of onboarding — Claude knows your listing process, your pricing strategy, your service area, and walks sellers through "what would my home sell for" toward the home valuation tool + a takeover when they're ready to list.
What does it cost in API fees?
Anthropic API costs are included in the Refine / Expand / Anchor monthly. For Reach add-on, the $200/mo covers up to ~50K message turns per month (way more than a typical agent site handles). Beyond that, true cost passthrough — usually well under $50/mo even for high-volume sites.
