In 2025, Zillow shipped SkyTour, Realtor.com shipped FlyAround, and CoStar / Apartments.com added Gaussian-Splatting exteriors via Matterport — all in the same year. The major listing platforms have decided: 3D photo-realistic tours are the new baseline for premium listings, replacing the dollhouse-style Matterport experience that's been the standard since 2015.
If your IDX site is on Sierra, BoomTown, kvCORE, or Real Geeks, you cannot embed a custom splat per listing — those platforms don't support it. Luxury Presence builds beautiful sites but doesn't ship splat tooling either. You're effectively forced to use whatever the listing platform offers, branded the platform's way, hosted on the platform's domain.
Reach Refine custom sites embed your own splat per listing, on your own domain, with your own branding. The capture takes 20 minutes per house with a phone. It's the wedge that templated platforms structurally can't close without rebuilding their stack.
Capture, convert, embed. Three steps.
Step 1 — capture: I (or you) walk the listing with a phone running Scaniverse, Polycam, or Luma AI. ~20 minutes per house, no special hardware. The output is a .ply file with millions of Gaussian splats representing every surface in the scene.
Step 2 — convert: the .ply is converted to .ksplat (mkkellogg's compressed format) for fastest browser load. Typical scene compresses from 200MB → 30–60MB. Hosted on Cloudflare R2 with proper CORS so any IDX listing page can pull it.
Step 3 — embed: every listing page on your IDX site gets a 3D walk-through viewer above the photos. Buyers click and walk first-person with WASD or arrow keys, look around with the mouse, run with shift. Identical to a video game. We track engagement so you can see which rooms buyers linger in.

How is this different from Matterport?
Matterport is a 2015-era "dollhouse" capture — you get static spherical photos stitched together, navigable through pre-determined nodes. Gaussian Splatting is photo-quality first-person walk-through with free-roam movement, captured in 20 minutes with a phone (Matterport requires a $3K+ camera and 1–2 hours onsite). The platforms agree: Zillow and Realtor.com both moved off Matterport-style tours to Splatting in 2025.
Do buyers need a headset or app?
No. Pure browser-based WebGL. Works on any laptop, tablet, or phone with a modern browser (Chrome, Safari, Edge, Firefox). They click a button on your listing page, the tour loads, they walk around with WASD or touch controls.
How long does the capture take and what equipment do I need?
20 minutes onsite for a typical 3BR / 2BA. Phone only — Scaniverse (free, iOS only), Polycam (free + paid tiers, iOS + Android), or Luma AI (free, iOS + Android). I'll walk you through the capture on your first listing or do it for you on the first 3 listings if you're on Refine+.
Can I see one walking through on the page?
Yes — there's a live demo embedded on the homepage in the 3D Listing Tours section. Currently showing a demo scene (a real kitchen, the "2508 Paramount House") via supersplat's viewer. When you sign on, we replace that with one of your listings using my own engine.
What happens to the splat files when I cancel?
You take them. The .ksplat files live on your R2 bucket (or any CDN you choose), so canceling Reach Refine doesn't strand the captures. You can host them anywhere; the viewer code is open-source (@mkkellogg/gaussian-splats-3d) so any developer can re-wire them into a future site.
Will it work on slow buyer connections?
The .ksplat format progressive-loads — the scene starts rendering before the full file is downloaded. We size each splat 30–60MB, which loads in 5–15 seconds on a typical 4G connection. On WiFi it's near-instant. The library lazy-loads the viewer until the buyer clicks 'enter the tour' so they don't pay any bandwidth cost just for the listing page to render.
